What is it?
It calculates the energy consumption that each building or dwelling needs during a year, under normal operating and occupancy conditions. Depending on the result, it receives a rating between 7 letters from A to G according to its efficiency.
The calculations include the electrical installation, the heating system, insulation, hot water production, etc. It applies to newly constructed buildings and existing buildings that are sold or rented out.
Excluded from this obligation are listed buildings and monuments, places of worship, temporary buildings with a period of use of two years or less, industrial and agricultural buildings, buildings purchased for major renovation or demolition.
Is it compulsory?
Yes, the energy performance certificate has been mandatory for the sale and rental of real estate since 1 June 2013. Both for new and existing buildings. It is also compulsory at the time of offering or advertising a property for sale or rent. It is mandatory to have the certificate and the label. Failure to do so is liable to fines of €300 to €1000 depending on the level of infringement.

When is it done?
If you don’t have it done, you have to do it when you put your house for sale or rent. It is then valid for 10 years from the day it is registered. If during this time, there are changes of tenants or the property is put up for sale again, it is not necessary to redo a new energy certificate, adding a valid copy to the rental or sale contract is sufficient.
